At North American Auctioneers we understand our clients are contacting us not to “list” their properties for sale, but to get them sold as soon as possible, and 24 Haniak Drive was no different. The trust company that had possession of 24 Haniak Drive had acquired this property through a merger and was now in possession of a building they did not want, that had already been sitting on the market more than three years, with no prospective buyers.
The CEO of this Canadian trust
company was referred to North American Auctioneers by the Regional Director of
a large Canadian bank that North American Auctioneers had sold properties for
since 2001. We work quickly at North American Auctioneers and within a few days
of our initial conversation and exchange of information we had a flight booked
to view the property, meet with their representative and gather all required
information to complete a comprehensive marketing strategy. On reviewing the
information sent and viewing the property we felt the most difficult hurdles in
getting this property sold were:
- No environmental was available making financing extremely difficult
- Rear of building had been flooded causing substantial mold throughout all offices Property had already been on MLS for 3 years with no offers
- High unemployment in area
- Few potential buyers within 500+km’s of site
- Seller wanted property sold within 45 days and closed in no more than 60 days
- Sale had to be without any conditions
For most brokerages, hurdles like these would
make a successful within this time almost impossible, if
it could be sold by them at all. For North American Auctioneers it was just
another opportunity to prove we could get a job done that no one else could.
Within a few days of our return, the CEO had a comprehensive marketing plan in his hands and with his approval we set off to accomplish what no other company had done in 3 years within 45 days. 24 Haniak was marketed throughout Canada, the US, Asia, and Europe. The property received free coverage from the television not once but twice, plus free newspaper coverage and with our higher-than-normal cooperating broker commission we had Realtors lined up to sell the property to their clients who were as far away as California. On auction day, not only did we sell the property, but it was sold well over a recent appraisal within the required 60 day close, with no conditions.
